History
G.A. Nichols plunged his capital and energies into house after house on blocks such as 21st because there was a growing market for moderately priced homes after World War I. The first owner of this Colonial Revival home was Mr. Mason W. Little, one of the many small businessmen who enjoyed the prosperity of the era.
After the Littles moved out in 1924, the home passed to several families, including an attorney, a geologist, and a physician. Successive owners were Mr. Paul Cooter and the Gomer Smith family.
Susanna and William L. Peterson purchased the home in 1959 when it was in poor condition. Bill, an attorney and investor, carved a place in the history of Heritage Hills by promoting the preservation of 23rd Street, offering legal skills to HPI, and serving on the early board of directors. Susie also joined in the preservation movement when she purchased a Victorian era home in the urban renewal area and moved it to Mesta Park where it was restored and sold. The Petersons completely renovated both the interior and exterior. They enlarged the kitchen, replaced support posts on the front of the house, closed four windows, added closets, built bookshelves, added a second bath upstairs, replaced the garage with a studio, bathroom, and car port, and built a fireplace in the living room. The Petersons featured the home on the 1970 Historic Home Tour.
